Below are some of the most frequently asked questions from our tenants. The information contained here is brief, at any time you require additional explanation you may contact our Client Services department.

How Do I Apply for a Home?

Follow these steps:

  • Complete application online.
  • Pay an application fee of $60 per adult application – all application fees are non-refundable.
  • If multiple applications are received for the same home, we will process all applications in the order they are received until we have an approved applicant.
  • All conditions of the application process must be met for the applicant to receive approval.
  • Applying for a home does not guarantee its availability.
  • A property is still considered available until it is removed from the CrestCore website.

Who Must Complete an Application?

Each occupant over 18 years of age must complete an application and show valid government issued ID or proof of legal residence status with a visa. Providing false and/or misleading information are grounds for rejection of an application, loss of any application fee, and a basis for termination of the lease if subsequently discovered. Any co-signers must complete the application process and prove income 4x the monthly rent.

What Are Your Income Requirements?

Applicants must provide proof of monthly net income equal to a minimum of 3 times the monthly rent. (EXCEPTION: On properties with monthly rent less than $500, applicants must provide proof of monthly net income equal to a minimum of 2 times the monthly rent.)

Income will be verified by one or more of the following as required by management:

  • Pay-stubs for a minimum of the last 30 days for each applicant.
  • Self-employed must submit prior years filed tax returns for Corporate Rentals.
  • Offer letter from new employer with contact information for verification.
  • Official records proving retirement, disability, social security, alimony, pension and or child support benefits etc.
    NOTE: Unemployment will NOT be considered as proof of income.
What Are Your Rental History Requirements?

If negative rental history (including, but not limited to, evictions, late payments, current, or past outstanding debts to previous landlords, etc.) is found, then application may be denied, or subject to an increased security deposit at CrestCore’s sole discretion. If CrestCore is unable to verify rental history, additional documentation may be requested.

What Do You Look for in Credit and Criminal Histories?

Criminal Background checks will be performed on all applicants. Applicants with a Credit Score below 500 will be denied.

How Are Corporate Applications Handled?

Applicants for Commercial properties will be required to provide a copy of their Certificate of Insurance for Commercial General Liability. The limits of such a policy must be no less than $1,000,000 dollars and $1,000,000 for each occurrence.

What Does Approval with Conditions Mean?

Applications may be approved with conditions if it is determined that income, credit, or rental history requirements are not met. Applicants will be required to pay an additional security deposit.

What are Your Occupancy Standards?

CrestCore abides by occupancy standards based on 2 persons per bedroom.

What is Your Pet Policy?

All applicants and tenants are required to complete an online application, or Pet Profile, with the details of their pet (photo, breed info, vaccination, and behavioral history) and attest that the information is accurate. The Household Pet Profile fee is an annual fee ($25) paid by the applicant or tenant directly to Pet Screening. All Pet Fees will still be collected by CrestCore.

  • When paying by credit card: $25 per pet profile per year.
  • When paying by ACH: $20 per pet profile per year.
  • Household Pet Profiles are valid for one year upon activation, and they are to be renewed annually. A $5 discount is offered on the renewal fee if the Household Pet Profile is renewed before its expiration date.
  • Assistance Animal Profile and No Pet/Animal Profile: There is no cost associated with these profile types.

All pets must be disclosed on the application and a maximum of 2 pets allowed in a property which accepts pets.

  • No pets over 65 lbs. or aggressive breeds.
  • A $275 non-refundable pet fee will be assessed per approved pet.
  • The Pet approval and Pet Fee is based on the FIDO score that is calculated from their Pet Profile application through https://crestcore.petscreening.com/
What Forms of Payment Do You Accept?
Application fees may be paid online at the time of application. No application will be processed until fees are paid.

All deposits and first month’s rent are paid online through the tenant portal.

What If I Need to Meet with my Property Manager?

Meetings with members of the Property Management team are by Appointment Only. Please call 385-3119 to request an appointment before coming to the office.

Please refer to the MAINTENANCE AND CARE section of your lease to find a list of tenant responsibilities.

LOCKSMITH SERVICES: If you lose your key or are temporarily locked out of your home, you may do one of the following:

During Business Hours: Call (901) 385-3119 to check if the office has a key. Pick up the key at the office, if available.
Business Hours: Monday – Friday, 8am – 4:30pm

After Business Hours: Call Maintenance at (901) 401-9917.

What is Your Rent Payment Policy?

Full Rent Payment is due on the 1st day of each month.

**Please Note: No Payments Will be Accepted in Office**

1. Grace Period: There is a 5-day Grace Period, which means Rent Payment is not late until the morning of the 6th day after the Due Date.

2. Late Fee: A 10% of total monthly rent is assessed if Full Rent Payment is not received in Office by the close of Business hours on the 5th day after rent is due.

I am filing this complaint due to a lack of resolution and poor communication from CrestCore Realty regarding an ongoing billing dispute related to a service issue with CityLight. CrestCore has charged me a $150 fee after a CityLight technician allegedly tagged my door for not being home during a scheduled appointment. However, I was home on the dates in question, did not hear any knock at my door, and did not receive a phone call from the technician, despite CityLight’s policy of contacting tenants upon arrival. Additionally, there have been multiple instances where CityLight technicians either missed appointments entirely or failed to communicate properly before or during their visits. I disputed this fee in good faith and communicated directly with multiple CrestCore representatives, including Emily Jane Berdos, Chandra Sherrod, and Ivan David Quindoza. Despite my efforts, no updates were made to reflect the dispute in the system, and the fee has since increased to $165 due to this internal oversight.

My experience has been poor. I moved in to a property March 2025. I received broken appliances, severely backed up kitchen sink, ripped door screens, and missing window screens. I was told they do not fix appliances even though they provided them broke. In April 2025 insulation fell from the fire place and i reported it and asked if it could be fixed. They have been giving me the run around since April 10th. Now that its been raining practically every day, dirt and rain come through the fire place. I have to keep a towel in the fireplace and constantly sweep up dirt. As of this evening, as it is pouring rain, I received a message that they are canceling my request. If you choose to use this company, I hope your experience is better.

4/28/25- I HAVE TAKEN IFF WORK TO BE HERE FROM 8-12PM TO HAVE MY KITCHEN SINK FIXED AND NO ONE HAS ARRIVED, CALLED, OR EMAILED!!! I HAVE CALLED ALL NUMBERS GIVEN TO ME AND NOT ONE OF THEM WORKS!!! BUT I AM SUPPOSED TO PAY MY RENT WHEN I HAVE TO WASH MY DISHES IN MY BATHTUB!!! GUESS ITS TIME TO CONTACT THE LOCAL NEWS AND MAYBE A LAWYER!!! 4/24/25- I AM AT A LOSS WITH THIS RENTAL COMPANY!!! One of the WORST rental experiences we've ever had (and that's saying a lot) - we've rented 2 different places from these people. The first one ended when the owner of the property sold the home out from under us, which the owner is well within their rights to do, but Crestcore KNEW that this sale had been pending MONTHS beforehand, and didn't notify us until a MONTH before finalization leading to us having to beg friends & family for help financially to facilitate the move. The second house we rented from them came with a PLETHORA of problems. It was flooded (standing water) - and the entire countertop connected to the sink was completely off the frame. Mind you, they didn't have someone come fix either issue for nearly 2 months. Then, the garage totally flooded because no one kept up with the HOLES IN ITS ROOF (go figure) - which caused us over $1000 in damages that Crestcore, & the owner of the property REFUSED TO PAY OR GIVE A PARTIAL CREDIT FOR. The first property had a fence toward the back that needed replacing, and only replaced it about 2ish months before the sale went through (imagine that). And at the 2nd house there were several safety concerns that were NEVER addressed by Crestcore or the owner (random people driving up to our house & taking pictures of our home with no explanation)... Additionally, the 2nd house was advertised as having central air, though when we arrived the central air unit was gone. They explained that the owner(s) had it removed to prevent theft (though all of the neighbors do just fine having a locked cage over theirs) - we were then told it would be placed back soon, and it NEVER WAS. In short these people do NOT care about you, they will not fix ANYTHING, and they work with owners who would rather hire the cheapest possible laborers, who are only called upon when things get to a point where the tenant can sue them. Long story long, stay FAR FAR FAR AWAY! For the sake of your family, and your savings. I cannot say enough bad stuff about Crestcore realty & the way the oppoerate.

Reached out to Allie McAlister to see if I could tour a home. First off, the realty page auto-subscribed me to her email list (spam) where I got over 9 emails in 5 hours. She didn’t even know that I was on the spam list. I told her my availability, she asked if I was pre-approved or if I’d be paying in cash, I said no to both, she offered to “set me up with one of her lender contacts”, I said no, she ghosted me. This will be my first house - I want to make sure I have the perfect lenders and the right agent to represent me. I don’t want to rush the process and potentially regret something. I was obsessed with this home and now it’s off-market. The whole thing felt sleazy.

They handle evictions quickly and make sure property maintenance is always on top of things. Whenever tenants move out, they take care of everything from inspections to repairs without any delays. We had a blockage in our sewer line and reported it to crest core. The very next day they sent out a plumber that took care of the problem. Both crest core and the plumber they sent out were very helpful and kind and the problem was taken care of very quickly.

I urge you to not rent from them. We rented for a year. Everything went fine. They responded okay to maintenance requests and had very few issues ... Until 6 months AFTER we moved out. I get a call from collections saying I owe $895 in repairs. Mind you, we left our security deposit of $1095 for repairs because we just didn't have time to properly clean and didn't want to go through the headache that usually is trying to get it back. Turns out, crestcore decided to paint the ENTIRE interior of the house a new color, as well as replace a door that we never used because it was "damaged". Now, in their leases, it specifically states that damages to the property that are a direct result of negligence by the renter is a responsibility of the renter. That makes sense ... But a full new paint color on a house where tenants never hung up items doesn't seem to qualify as neglect.. same with the door. They didn't even take move out pictures until 3 months later ... So the house was uninhabited for 3 full months. Anything could've happened. on top of this, crestcore NEVER invoiced us. They just sent us straight to collections. I know I'm TN that businesses can do this, but it just really shows how you know that this isnt legit and you wouldn't have been paid had you sent it straight to the previous renter. So now I have to deal with sorting this all out. My advice: don't rent from them. If you do, DOCUMENT EVERYTHING. DEMAND a walkthrough both before and after.

I just moved into my home this month. I’m enjoying my new space and Crestcore has done everything for me to make my move comfortable!!! I have new everything and this is all I could ask for especially leaving a home that I had been renting for over 3 and 1/2 years and my landlord just stopped fixing everything!!!! It’s very refreshing!!!!
